We lay a fresh coat over sound asphalt to seal out sun, water and fuel. It slows the wear, hides surface fade and leaves the whole surface a deep, even black. It's the cheapest way to stretch the life of pavement you already paid for.

Common questions
How often should I sealcoat?
Most driveways and lots do well on a coat every two to three years. High-traffic lots that take a lot of sun and turnover are closer to every two. We look at your surface and tell you straight whether it's due or whether it can wait.
How long before I can drive or park on it?
Plan to stay off it for about 24 hours, longer in cooler or damp weather. We'll give you a clear time to be back on it before we leave, so you can plan around it.
Does sealcoating fix cracks?
No. Seal is a thin protective coat, not a filler — it won't bridge a crack. We crack-fill first, then seal over the top so water stays out and the finish lasts.
